The Fairway Nine Board of Directors approved a maintenance and imporvements special assessment that will be applied to Owner statements on June 1, 2022. A copy of the Board meeting minutes can be found by clicking HERE. The project is being financed utilizing existing capital funds in combination with a special assessment. The Fairway Nine I Condominiums were built in 1981-82 which means the buildings are approximately 40 years old. The Board established an Improvements Committee in 2021 to review the Association buildings primarily for maintenance and structure preservation; however, the Committee was also asked to make recommendations for updating and improving the building exterior appearance. The Board reviewed the Committee recommendations and approved the following:

The Fairway Nine I Association has always strived to maintain the residential buildings in the highest of standards. However, after 40 years the need for close inspection and repair of the structural elements that include deck structures, columns and siding materials is inevitable. The replacement of light fixtures could be considered an improvement as well as a maintenance item. The existing light fixtures are no longer available and must be handcrafted whenever a fixture or plastic shield needs to be replaced. The exterior painting is a schedued capital reserve project and changing the colors will not add any additional cost. The existing unit numbers are outdated and have been recommended for updating to a style that goes with the proposed color scheme and light fixture changes. The Board is seeking owner approval of the new color scheme proposed. The trash enclosures on the eight-plex building will be reconstructed in an updated style with easier access for disposal, cleaning and upkeep. Trash enclosure modifications will only occur if funds are available from project savings and capital reserve accumulations.
Please review the recommended updated color scheme, light fixtures and unit numbers shown below. Please indicate your preference for keeping the existing building colors or utilizing the updated color scheme recommended by the Improvment Committee. The actual colors have been applied on unit 4328 for owner viewing. Owner input will conclude on April 15, 2022, at which time the contractors will be informed on the results so they might begin preparations for the busy summer construction season.
